EXAMPLES OF DUTIES AND RESPONSIBILITIES:

Not all duties assigned are included, nor are all duties listed performed in every office.)Studies and becomes familiar with plans and specification of assigned construction project(s); reviews with, and maintains contact as required with architect, contractor, and various staff personnel on all aspects of the construction job. Inspects the construction and installation of the various components of assigned projects, to ascertain whether such work is performed in accordance with the plans and specifications, and is consistent with approved construction practices. Implements design and construction processes and procedures related to relocatable classrooms, roofing system replacements, restroom renovations, and/or closeout and warranty procedures related to capital projects.Develop and maintain computer-based information management systems for facility assets, including but not limited to, building equipment warranties, roof systems, relocatable classrooms, and mechanical systems.Coordinate resolution of project deficiencies, including minor constructability concerns, gaps within contractual scopes of work, material and systems deficiencies, etc., discovered during construction and/or after substantial completion.Coordinate the completion of punch-list items and incomplete contract work.Collect, review, and distribute submittals, installation operation and maintenance (IO&M) manuals, as-built documents, fire protection documents, and test and balance reports.Assess and recommend contractor progress payments and retention reduction requests at various stages of a project.Resolves differences of opinion between owner, architect and contractor on job problems.Ascertains, in conjunction with architect, a fair value of work completed, and advises the division director as to the accuracy of the contractor's requisition for monthly payment, and recommends either acceptance or rejection.Writes and solicits bids for contract work and monitors contracts awarded. Knowledge of and the ability to meet the seven core competencies of the Supporting Services Professional Growth System (SSPGS).Performs related duties consistent with the scope and intent of the position.
