Preventative Maintenance Specialist

SUMMARY DESCRIPTION OF CLASSIFICATION: Under general supervision, performs semi-skilled work in operating and routinely servicing heating and cooling equipment and performing a variety of facilities maintenance duties at a small cluster of Montgomery County Public Schools (MCPS) facilities. The work of the class involves responsibility for the safe, efficient operation and routine servicing of building heating and cooling equipment, which typically consists of central low pressure boilers, chillers and associated motors, pumps and fans. Employees perform a variety of general maintenance work including, but not limited to, repair and replacement of doors, locks, shelves, lockers, desks, chairs, and other fixtures and furniture items found at schools. Skilled trades and craft personnel perform more technical repairs. Employees respond to requests for building services from school staff and building service managers, and work with energy management staff in controlling and operating school heating and cooling equipment. Employees in these classes are considered emergency personnel and are required to report to buildings during inclement weather.
MINIMUM QUALIFICATION STANDARDS
KNOWLEDGE, SKILLS, AND ABILITIES: Working knowledge of: the methods and procedures for operating a moderately complex central low pressure heating system, and the tools and materials used in servicing such equipment; applicable safety codes and regulations; general building maintenance procedures; ability to use PC graphics, spreadsheets, word processing and email sufficient to reach graphical displays of systems and equipment, to maintain equipment records and to report information to other school system offices. Ability to operate hydraulic lift. Ability to operate and maintain a variety of heating and ventilating, mechanical and similar plant machinery and equipment. Ability to maintain plant equipment records. Ability to perform a variety of general building maintenance repairs. Skill in the use and care of common mechanical tools and lubricating equipment. Knowledge of and the ability to meet the seven core competencies of the Supporting Services Professional Growth System (SSPGS).
EDUCATION, TRAINING, AND EXPERIENCE: High School or GED diploma required. Experience in the operation and routine servicing of an industrial-type heating and ventilating system. Successful completion of the Plant Equipment Operations and Air Conditioning courses required. Other combinations of appropriate education and experience which provide the knowledge, abilities, and skills necessary to perform of actively in the position.
CERTIFICATE AND LICENSE REQUIREMENTS: Possession of a Plant Equipment Operations Certificate.
PHYSICAL DEMANDS: (Special requirements such as lifting heavy objects and frequent climbing.) Involves working in close, dirty spaces, and some exposure to conditions where minor injuries could occur. Sufficient physical strength and freedom from disabling defects to permit the lifting and moving of heavy objects (minimum 50 lbs.) and to perform manual labor.
SPECIAL REQUIREMENTS: (Frequent overtime or night work required, etc.) Employees in this classification are considered emergency personnel and are required to report to buildings during inclement weather and may be required to report to other locations to assist staff in emergency situations. Frequent overtime or night work may be required. Employees are provided uniforms and must wear proper attire. Employees must provide a current working telephone number to their supervisor, and update the telephone number on file, as necessary with their supervisor.

EXAMPLES OF DUTIES AND RESPONSIBILITIES:

1. Performs a variety of general maintenance work including, but not limited to repairs to buildings and equipment; including changing electric fuses, making daily check of fire alarm system, adjusting and servicing doors, making temporary repairs of broken windows, replacing furniture, fixtures and other items found at school.

2. Respond to requests for building services from school staff and building service managers.

3. Replace/ clean filters in air purifiers.

4. Reports maintenance and supply needs.

5. Maintain, inspect boiler plant during the heating season and chilled water system cooling season.

6. Collaborates with energy management staff in controlling and operating school heating and cooling equipment.

7. Operates and routinely services oil burners and related heating and ventilating equipment.

8. Checks mechanical function of automatic burner controls, water levels and steam gauges.

9. Check belts and replace as needed. Adjust pulleys and add oil to motors as necessary.

10. Cleans grease fittings, cleans and oils circulating pumps, exhaust fans and compressors.

11. Cleans, greases, and paints boiler room machinery and pipes.

12. Replaces filters on air handling equipment in roof penthouses and mechanical rooms.

13. Replaces filters on heating, cooling and ventilation equipment in all parts of the building.

14. Maintains records of equipment performance and preventive maintenance and prepares routine reports.

15. Inspect grounds, building exterior and roof. Repair deficiencies as required and submit work orders for extensive repairs to appropriate trade shop.

16. Occasionally responds to emergency calls outside of regularly scheduled work hours.

17. Performs other related duties as assigned.
