General Maintenance Supervisor

WORKING TITLE: General Maintenance Supervisor GRADE: 18 MONTHS: 12
SUMMARY DESCRIPTION OF CLASSIFICATION: Under direction, supervises general maintenance workers, compactor truck operator and trash service workers in a geographical area of the school system in the general maintenance of school grounds and installation and repair of playground equipment; and performs related general maintenance and construction work as required. Work of this class involves responsibility for laying out work details, assigning duties and directing the work of subordinates in a variety of maintenance, repair, and construction activities, primarily for outdoor areas and facilities. Nature of work requires frequent visits to school sites to inspect projects at various stages of completion. Assignments are received orally or through written work orders and may include blueprints and construction plans and specifications. Some assignments involve exposure to inclement weather and to accident hazards and disagreeable elements.
MINIMUM QUALIFICATION STANDARDS
KNOWLEDGE, SKILLS, AND ABILITIES: Considerable knowledge of grounds maintenance and construction as applied to school grounds, athletic fields, and playground equipment; considerable knowledge of the effective operation of automotive equipment, such as graders, bulldozers, and tractors. Knowledge of the tools, materials, equipment and techniques used in constructing and repairing asphalt and concrete surfaces. Knowledge of the traffic and safety rules and of the hazards involved in the use of heavy equipment. Ability to plan, assign, and supervise the work of general maintenance and trash service workers; ability to work from sketches and diagrams. Ability to keep accurate records, including time and material costs. Good communication skills, excellent human relations skills. Skill in the operation of bulldozers, graders, and tractors and related equipment. Knowledge of and the ability to meet the seven core competencies of the Supporting Services Professional Growth System (SSPGS).
EDUCATION, TRAINING, AND EXPERIENCE: High School or GED diploma required. Considerable experience in the maintenance of grounds and operation of heavy construction equipment, including experience in a lead or supervisory capacity required. Other combinations of applicable education, training, and experience which provide the knowledge, abilities, and skills necessary to perform effectively in the position may be considered.
CERTIFICATE AND LICENSE REQUIREMENTS: Possession of a valid Maryland state commercial Class B driver's license or equivalent.
PHYSICAL DEMANDS: (Special requirements such as lifting heavy objects and frequent climbing.) Ability to lift heavy objects, to perform work requiring strenuous physical effort, and to work under inclement or disagreeable weather conditions.
SPECIAL REQUIREMENTS: (Frequent overtime or night work required, etc.) Ability to respond to emergency calls and to work overtime as required.

EXAMPLES OF DUTIES AND RESPONSIBILITIES:

1. Plans, assigns, supervises, and inspects the work of general maintenance workers and trash service workers engaged in various maintenance and construction activities such as: tree trimming and removal, clearing and leveling of grounds, construction and repair of sidewalks, driveways and other paved surfaces, sodding, seeding, and fertilizing grounds, maintaining lawns and shrubs, removing snow and installing playground and athletic field equipment, fixtures and fences.

2. Performs the more difficult and skilled maintenance and construction work.

3. Ensures proper and timely completion of work order.

4. Instructs employees in the proper methods of maintaining and repairing buildings and in the operation, maintenance and repair of graders, tractors, and mowers.

5. Makes periodic inspection of school sites to inspect work activities and evaluate requests for major repair and renovation work.

6. Coordinates work of the various maintenance areas with that of other sections.

7. Coordinates the ordering of supplies and equipment.

8. Clarifies work order requests from schools and ensures proper and timely completion of data required on the work order request form.

9. Performs related work as required.
